Small Scale Accommodation Survey (SSAS) – How to use your Property Report
Note: data presented in this attachment are not actual property results, and should not be

In addition to the monthly SSAS Sector Report available on the TRA website
(www.tra.gov.au), participating establishments receive a confidential monthly
SSAS Property Report that includes time series data for three key performance indicators –
occupancy, average daily rate (ADR) and revenue per available room (RevPAR). These
reports will enable properties to benchmark their performance within their sector against
their region or state (depending on data sufficiency). The analysis provided below for a
hypothetical property are examples of how operators can use their data to improve
profitability and better understand the market environment.
Occupancy rates – as shown in blue, this property’s occupancy rates are consistently
higher than the average occupancy rates for their sector within their region, with lower
rates in July and peaks in January, April and October. The green line in the chart also
shows the property’s data for the previous 12 months.

Average daily rate (ADR) – as shown in blue, this property’s ADR is consistently lower than
the ADR for their sector within their region, particularly in January and February. Given this
property’s higher than average occupancy over this time (Figure 1) this property has an
opportunity to increase profitability by raising rates over this period with minimal effect on
occupancy rates. The green line in the chart also shows the property’s data for the
previous 12 months.

Revenue per available room (RevPAR) – this property’s RevPAR is generally higher than the
RevPAR for their sector within their region, mainly due to their higher than average
occupancy rates (Figure 1). This property could further improve their internal profitability
through increasing their ADR.
